2. Eligibility

You must be at least 18 years old to use SmartBricks.
By using the App, you represent that:

• You are legally capable of entering binding agreements;

• You will comply with all applicable laws and regulations in your jurisdiction.

3. Description of Services

SmartBricks is an end-to-end real estate intelligence platform that supports users through the entire property journey—from search to purchase.
The Service includes, but is not limited to:

3.1 Property Search & Discovery

• Browse and search residential or commercial properties.

• Access listing details sourced from third-party data providers.

3.2 Property Valuation & Analytics

• SmartBricks provides automated valuation models (AVM), including the SmartBricks Valuation and PVM scoring.

• Market analytics, pricing insights, historical trends, and neighborhood comparisons.

3.3 Property Comparison Tools

• Side-by-side comparison of multiple properties.

• Scorecards and criteria-based ranking.

3.4 Financial Advice & Investment Guidance

• AI-driven financial insights.

• Investment scoring and risk assessment features.

• Market intelligence suggesting suitable property choices.

3.5 AI-Generated Suggestions

• Personalized property recommendations.

• AI predictions and pattern analysis based on user preferences and uploaded data.

3.6 Marketplace & Messaging

• Communication and negotiation features within the App.

3.7 User Portfolio Dashboard

• Tracking of owned properties, investment performance, and market exposure.

• Unified 360-degree market and portfolio view.

4. User Accounts

To access SmartBricks, users must:

• Complete the sign-up process

• Provide accurate and current information

• Maintain the confidentiality of login credentials

• Notify SmartBricks immediately of unauthorized access

SmartBricks reserves the right to suspend or terminate accounts that violate these Terms.

5. User Obligations

Users agree not to:

• Use the Service for unlawful, fraudulent, or malicious purposes

• Scrape, copy, or reproduce data from the platform without authorization

• Reverse-engineer or manipulate SmartBricks' AI models or analytics

• Misrepresent property information

• Upload harmful content or malware

• Harass or defraud other marketplace participants

6. Free Access; No Paid Subscriptions

SmartBricks currently provides all features free of charge.
SmartBricks reserves the right to introduce paid features or subscriptions in the future but will provide advance notice and updated Terms.

7. Third-Party Data & Integrations

SmartBricks integrates with external APIs, partners, and service providers including:

• Property listing providers

• Market data providers

• Mortgage brokers and lenders

• Real estate agents and agencies

SmartBricks is not responsible for inaccuracies, delays, outages, or errors in third-party data.

8. User-Generated Content

Users may upload data such as:

• Property details

• Investment notes

• Personal preferences

• Documents or media

Users retain ownership of their content but grant SmartBricks a non-exclusive, royalty-free license to store, process, and display the content for the purpose of providing the Service.

9. AI-Driven Valuations, Predictions & Limitations

SmartBricks uses automated and AI-driven valuation models.
Users acknowledge that:

• Valuations, predictions, and PVM scores are estimates

• Results may vary from actual market conditions

• Models rely on incomplete or external data

• No model can guarantee accuracy or market performance

SmartBricks is not liable for decisions made based on AI-generated results.

10. Not Financial Advice

SmartBricks provides informational financial insights, market intelligence, and automation tools but is not a licensed financial advisor, mortgage broker, or investment advisor.

Nothing on the platform should be interpreted as:

• Personalized financial advice

• Legal advice

• Tax advice

• Investment recommendations tailored to your financial situation

Users should consult licensed professionals before making significant financial decisions.

11. No Guarantee of Property Availability or Pricing

Property details, availability, and pricing are managed by third parties.
SmartBricks does not guarantee:

• Listing accuracy

• Property availability

• Price correctness

• Any transaction outcome

12. Limitation of Liability

To the fullest extent permitted by law, SmartBricks is not liable for:

• Any financial losses

• Lost profits or investment losses

• Decisions based on valuations, scores, analytics, or data

• Errors or inaccuracies in third-party data

• User misinterpretation of AI-driven insights

• Communication or transaction issues with brokers, agents, or sellers

Your use of the Service is at your own risk.

13. Termination

SmartBricks may suspend or terminate access to the Service at any time for:

• Violations of these Terms

• Illegal activity

• Attempted misuse of the platform

• Security concerns or system abuse

Upon termination, your license to use the Service is revoked.

14. Intellectual Property

All SmartBricks software, algorithms, models, trademarks, and content are the exclusive property of Smart Bricks Real Estate LLC, United Arab Emirates.

Users may not:

• Reproduce or redistribute SmartBricks content

• Copy valuation models

• Use SmartBricks trademarks without permission

15. Governing Law

These Terms shall be governed by and interpreted under the laws of the United Arab Emirates.

Any dispute shall be resolved through mechanisms recognized under the laws of the United Arab Emirates, unless otherwise mutually agreed in writing.
