702 SOURCES · THE MOST DOCUMENTED MARKET WE INDEX
The average is the least useful number in Britain.
The UK has no yield story to sell. What it has is the deepest published record of any market in the Smart Bricks index, 702 sources against the United States’ 353. In a market this well documented, the edge is not finding the data. It is reading it.

DISPERSION
One country, a 4.3 point spread.
The national average sits at 5.8%. Prime central London returns 3.4% gross before a 20 to 45 percent income tax charge. Liverpool reaches 7.7%. Every one of those is the United Kingdom. An investor who buys the average buys nothing that exists.
- Prime central London

THE 80-YEAR LINE
The most important number on a British title is not a price.
It is the unexpired term of the lease. Above 80 years, marriage value is nil. At 80 years or below, it is payable on a lease extension, and the landlord’s share of it is half. The change is a step, not a gradient.
At 85 years remaining
Marriage value is nil.
Above eighty years the statute takes the marriage value to be nil, so it forms no part of the premium on a lease extension. The lease is still a wasting asset. It is simply not yet at the line.
WHAT WE READ HERE
- Sources indexed in United Kingdom
- 702
702 sources, the largest per-country count in the index and roughly double the United States. Land Registry, valuation, letting and planning records are public in the UK to a degree Saudi Arabia, the UAE and the United States do not match.

How the index reads a market this well documented.
702 sources is only an advantage if something reconciles them. These are the pieces on how that works.
- Why two identical apartments price differentlySame floor plan, same tower, different price. The variables that drive spread between near-identical units, and why averages mislead.
- How pricing models see a buildingA valuation model doesn’t see marble lobbies. It sees data. What goes into a machine’s view of an asset, and what is lost without the right sources.
- Glass-box AI: why every output traces back to a sourceBlack-box models ask for trust. A glass-box system shows its work. How traceability is designed into every number the platform produces.
The spread is the opportunity. Reading it is the work.
Smart Bricks prices individual British assets against the full published record rather than against a headline. If you are choosing between cities, that is the comparison worth having.
